Where this work is

Industrial construction in Kolar district

Narasapura, Vemgal and Malur are separate industrial locations on the Bengaluru–Kolar corridor. VDM provides industrial construction for factories, sheds and warehouses at those locations and on other Kolar plots when the survey number is known. The documented VDM example is a factory built at Malur. That project is evidence of work at Malur. It is not a claim that every plot in the district was built by VDM. Shops and offices in Kolar town are commercial construction in Kolar.

Access, drainage and adjoining activity differ from one allotment to another. They are checked on the plot. They are not copied from a neighbouring unit or from the Malur project.

Building types

Factories, sheds and warehouses

The column grid, doors and floor change with the activity. Not every building needs a dock, racking or a machine foundation.

  • Manufacturing building

Planned around the production sequence, the clear height and the loads from equipment.

  • Warehouse

Planned around storage, racking where it is used, and the vehicles that deliver and dispatch goods.

  • Industrial shed

A workshop or a simpler production building. Future expansion is easier when the first layout leaves a usable yard.

  • Malur factory

One documented VDM factory at Malur. It is not a claim about every plot in the district.

Planning vehicle access, loading areas and the floor

These are checks on the plot. They are not a description of every site in this place.

  • Industrial floor

Designed around machinery loads, storage requirements and soil conditions. A geotechnical investigation and the intended use set the specification.

  • Vehicle access

Approach readiness can affect deliveries, equipment movement and the programme. It is assessed against the actual approach and the vehicles the facility will use.

  • Roof drainage

Stormwater is planned so it does not interfere with loading areas, vehicle circulation or pedestrian access.

  • Frame choice

RCC, structural steel, or a pre-engineered frame from a named vendor. VDM does not manufacture PEB systems.

Scope

What VDM undertakes

Construction, vendor coordination, specialist contracts and client-supplied equipment are separate. A project includes only the rows that match its agreement.

WorkResponsibility
Foundations and civil worksVDM’s construction scope when included in the agreement.
Industrial floor constructionVDM’s construction scope, specified from the use, loads and soil investigation.
RCC structural workVDM’s construction scope when the frame is reinforced concrete.
Structural steel coordinationCoordinated within the building contract when structural steel is the agreed frame. Fabrication supply follows the contract.
PEB vendor coordinationVendor coordination. The frame is supplied by the vendor named in the contract. VDM does not manufacture it.
Site developmentVDM’s construction scope for the yards, levels and drainage described in the agreement.
Building services coordinationCoordination of the electrical, plumbing and related services that the agreement includes.
Specialist systemsSeparately contracted when the work is outside the building agreement, including specialist fire protection and high-voltage design.
Production machineryClient-supplied equipment, or a separate supply contract. VDM does not supply production machinery.

A project includes only the rows that match its structure and its agreement. The table separates construction, vendor coordination, specialist contracts and client-supplied equipment. It is not a list of items supplied on every job.

How a project moves

From the first discussion to handover

Only the stages that apply to the agreement are programmed. This page does not offer a guaranteed completion date.

  1. Stage 01

    Consultation

The Indiranagar office reviews the location and the building use. Drawings and reports help when you already have them.

  2. Stage 02

    Site and requirements

Access, levels and the use the building must support are checked on the plot.

  3. Stage 03

    Design and approvals

Engineering is coordinated, and the approvals for that survey number are identified from the documents.

  4. Stage 04

    Scope and estimate

The quotation follows a defined scope. There is no published rate for the district or the locality.

  5. Stage 05

    Construction and handover

Procurement, construction, quality checks and handover follow the agreed programme.

Before you enquire

What to prepare before a project discussion

A location and a short description of the use are enough to start. The other items help when you already have them.

  • Plot location and survey details.
  • Approximate plot dimensions and proposed building area.
  • Intended industrial activity.
  • Machinery, storage and vehicle requirements, as far as they are known.
  • Any soil report, drawings or approval papers already prepared.
  • The construction period you have in mind.

Quotation

What affects the quotation

VDM does not publish a rate for a district or a locality. The Bengaluru commercial construction cost guide explains how Bengaluru commercial scopes are split between shell, semi-finished and finished work. It is a city planning guide, not a quotation for a plot outside the city. A quotation depends on area, finish level, structure, soil, access, services and the approvals that apply to the survey number.

No. They are different locations. The approach, utilities and planning status are confirmed for the allotment you hold.
